Beach house maintenance checklist for Santa Teresa: salt air, humidity & green season

A house a few hundred meters from the Pacific ages much faster than one in the Central Valley. Salt corrodes metal and A/C units, humidity brings mold and termites, and green season tests roofs, gutters and drainage. This is the schedule we use for the homes we look after in Santa Teresa, Mal País and Montezuma.
Maintenance schedule

| Every visit / week | Run taps and check the pump, pool and garden; check doors and windows. |
| Monthly | Rinse A/C filters, look for termite mud tubes, check closets for mold, test breakers and surge protectors, clear gutters in green season. |
| Every 3 months | A/C cleaning, coconut removal, pest control. |
| Every 6–12 months | Oil decks, clean the water tank, check railings for rust, inspect the roof before and after green season. |
| Yearly | A/C deep clean, mold wash and exterior paint touch-ups, reseal windows, inspect the septic tank (pump every 2–4 years depending on use). |
By season
Before green season (April–May)
- Inspect the roof, gutters and downspouts; clear drains.
- Trim trees and palms near the roof and power lines.
- Test the pump, surge protection and battery or UPS.
Peak rains (September–October)
- Check after every big storm: leaks, fallen trees, erosion.
- Weekly garden visits — growth is fast.
Before high season (November–December)
- Deep clean the pool and A/C, touch up paint, oil decks.
- Full inspection if you rent: locks, screens, showers, water pressure.
Closing the house for months
- Leave dehumidifiers running or the A/C on a dry-mode schedule, and closet doors ajar.
- Unplug electronics and protect the fridge and pump.
- Arrange checks every one or two weeks and after storms.
